I need a dumpster for a house cleanout. What size should I rent?

The first question our customers ask after determining they need a dumpster for their home cleanout is, “What size dumpster do I need?” This article is a step-by-step guide we use to help our customers in Northeast Ohio make that decision. Cleaning out a house is one of the most physically and emotionally demanding projects a homeowner or family can take on, and one of the last things anyone wants to do is delay the completion of that job just because the dumpster they rented is full.

So, whether you are clearing out decades of accumulated belongings before a move, handling an estate after losing a loved one, or finally tackling a home that has gotten out of control, follow this step-by-step guide to ensure you pick the best dumpster for your job. That said, if you would prefer to have us walk you through it over the phone, just complete our free quote request, and we will be in touch within 24 hours.

This guide is built specifically for house cleanouts to help you get the right-size dumpster from the start, so you don’t run out of space mid-project or pay for capacity you never use. We are going to walk you through exactly how to size your dumpster based on the type of cleanout you have, the home’s square footage, and which rooms are involved.

Why House Cleanouts Are Different from Other Projects?

When most people think of renting a dumpster, they imagine a construction site, drywall, roofing shingles, concrete and Gregory Roll-Off Containers rents dumpsters to construction workers, roofers, and real estate professionals across Summit, Medina, Stark, Cuyahoga, Wayne, Portage, and Geauga counties for those types of jobs as well, but large home cleanout projects often have a different challenge than remodel projects. For home cleanouts, a key consideration is often how much will go in the dumpster rather than the items that will go in it, because customers will often find their dumpster fills up before it ever reaches its full weight limit.

Standard household items like furniture, clothing, boxes, mattresses, and other household goods fill a container quickly. A sectional sofa alone can take up three to four cubic yards of space. Add a bedroom set, a garage full of tools and boxes, and kitchen appliances, and you can hit 20 yards before you have touched the basement or the attic.

The good news? Household goods are typically lighter than construction debris, so weight limits are rarely a concern in a house cleanout. The concern is almost always running out of room in the dumpster before the job is done. While Gregory Roll-Off Containers offers swap-out services to remove and replace full dumpsters, it is almost always better to rent the right-sized dumpster to start, to avoid downtime when friends and family are helping get the job done. We have also found that once a dumpster is on site, many of our customers end up putting far more into it than they originally thought.

That is why this step-by-step guide to sizing a dumpster for a house cleanout is a good starting point for determining which dumpster size is best for your needs.

Step 1: Know Your House Cleanout Type

Before you think about cubic yards and how many trash bags will fit in a 12-cubic-yard dumpster, we recommend considering what kind of cleanout you are actually doing. In our experience, cleanouts often fall into one of three broad categories, each with different volume demands.

Type 1 – Light Declutter or Partial Cleanout – Typical dumpster size: 12 or 15 yards

This is often a good starting point if you are clearing out one to three rooms in your home, such as a basement, a spare bedroom, or an attic. This likely won’t be large enough if you are emptying the whole house, but it is a great option for tackling spaces that have gotten out of hand with clutter or collectibles.

Volume expectation: Low to moderate.

A 12-yard dumpster works well for smaller partial cleanouts, when most of what you are moving is boxes, old furniture, and stored items. If you are pulling furniture from multiple rooms, dealing with a densely packed basement or attic, or emptying the contents of an entire room from your home, we recommend stepping up to a 15-yard dumpster rental.

Type 2 – Full House Cleanout – Typical dumpster size: 20 or 25 yards

You are clearing up but not emptying the entire home, every room, every closet, the garage, and potentially the basement and attic. This might happen before a sale, after a move, or as part of a New Year’s resolution.

Volume expectation: High. A full house cleanout generates significantly more volume than most people expect, especially once furniture, appliances, and years of accumulated items are all in one place.

For most single-family homes in the Akron area, a 20-yard dumpster comfortably handles a full cleanout. If the home is larger, fully furnished, or has packed storage areas, a 25-yard container gives you the breathing room you need without requiring a second container.

Type 3 – Estate Cleanout – Typical dumpster size: 25 or 30 yards

This is often the most volume-intensive cleanout there is. While this might seem too large for a residential cleanout, we have found that customers need this larger dumpster when they are dealing with a lifetime of possessions across multiple rooms, furniture accumulated over decades, stored clothing, keepsakes, garage items, tools, seasonal decorations, and more. Estate cleanouts often happen under time pressure because the home needs to be prepared for sale, and the last thing you need is to run out of dumpster space halfway through.

Volume expectation: Very high. Estate cleanouts consistently use more space than families expect. Older homes often have less square footage but more densely packed content.

If you are managing an estate cleanout, lean toward the 25-yard dumpster at a minimum. For larger homes, multi-generational accumulation, or significant contents in the garage and outbuildings, a 30-yard dumpster is the right call. The National Association of Realtors notes that estate and inherited property sales frequently involve the removal of significant personal property, more than most families anticipate.

Step 2: Factor In House Square Footage

While determining the type of cleanout is a great first step and may seem like the only one, you need to choose the right dumpster rental for your home cleanout. As you likely noted above, the type of cleanout will often help you narrow down to between two different dumpster sizes. Square footage is the most logical next step to help you decide whether to size up or down from step one.

The amount of square footage can also affect the size of the dumpster recommended in step one and should at least be considered as part of the rental decision. For example, a complete cleanout, which in step one would indicate a 20-yard or 25-yard dumpster, might be a 15-yard dumpster if it is a cleanout for a condo or large apartment. So, here are some guidelines to consider when factoring square footage into your dumpster rental for your home cleanout.

  • Under 1,000 Square Feet – Typically smaller homes, condos, or apartments
    • Recommended dumpster size: 12 to 15 yards for partial cleanouts; 15 to 20 yards for a full house clearing.
      • We find that even though these are smaller spaces, if there is a lot of furniture or large appliances, there may still be a need for a 20-yard dumpster.
  • 1,000 to 1,800 Square Feet – Often ranch homes and older two-story houses
    • Recommended dumpster size: 15 yards for partial cleanouts; 20 yards for full house clearing.
      • We find that customers often underestimate the amount of dense items a small home that has been lived in for decades can hold and underestimate their needs.
  • 1,800 to 2,500 Square Feet – Standard family homes
    • Recommended dumpster size: 20 yards for full cleanouts; 25 yards for estate cleanouts or heavily furnished homes.
      • In Akron, Barberton, and surrounding communities, many of the homes we serve fall within this size, which is why our 20-yard dumpster is our most common rental. However, full cleanouts, especially with finished basements or attached garages, often need a 25-yard size.
  • Over 2,500 Square Feet – Larger homes with multiple bedrooms & full basements
    • Recommended dumpster size: 25 yards for full cleanouts; 30 yards for estate cleanouts, hoarder situations, or homes with outbuildings and garage contents.
      • If you feel overwhelmed by the amount of stuff you are going to have to get rid of due to either the significant size of the items or the large quantity, we recommend budgeting for a 25 or 30-yard upfront.

Step 3: Do a Room-by-Room Reality Check

After a square-footage double-check, depending on the type of cleanout you are planning, we ask renters which rooms they plan to clean out. Note: we said “plan” because so many of our customers start with one or two rooms in mind, and before they know it, they are halfway to a full home cleanout, inspired by how getting things cleaned up makes them feel.

The reason we ask customers to consider which rooms in their home they plan to clear out is that certain items take up a lot of space in a dumpster, and they are often located in specific rooms of the house. So, here is a quick room-by-room guide to help you estimate dumster volume more accurately.

Living and Dining Room

Furniture is the main volume driver here. A full living room set, couch, chairs, coffee table, entertainment center, and end tables can consume four to six cubic yards on their own. If the dining room has a large table, hutch, or china cabinet, add another two to three cubic yards.

Consider sizing up if you have: Large sectionals, hutches, entertainment units, or a piano.

Kitchen

Most kitchen items are smaller and do not consume as much space individually, but appliances change the equation. A refrigerator takes up about 20 to 25 cubic feet of space. If you are clearing a kitchen that includes large appliances, factor in an extra two to three cubic yards.

Note: Check with your municipality on appliance disposal. The EPA’s guidelines on large appliance disposal note that refrigerators and air conditioners require proper CFC handling before disposal. Gregory can advise on what goes in the dumpster and what needs a different disposal path.

Bedroom

Each furnished bedroom averages two to four cubic yards, depending on the amount of furniture, clothing, and stored items. Master bedrooms with large furniture sets and substantial closet contents sit at the high end.

Consider sizing up if you have: Large walk-in closets, dressers packed with clothing, significant furniture.

Basement

Basements are a great variable in any house cleanout. A finished basement with furniture adds as much as an entire floor of content. An unfinished storage basement can hold decades of accumulated items — holiday decorations, old furniture, tools, sports equipment, paperwork, and boxes.

Consider sizing up if you have: Long-term storage like a tote racking system, multiple furniture pieces, work benches, and stored appliances.

Attic

Like basements, attics vary widely. A lightly used attic adds relatively little. A fully packed attic with furniture, boxes, and seasonal items can add five or more cubic yards.

Consider sizing up if you have: Multi-season decoration storage, older furniture, generations of items.

Garage

Garages are among the most underestimated spaces during a house cleanout. Tools, lawn equipment (emptied of fuel), shelving, hardware, sporting goods, and stored boxes all pile up. A packed two-car garage can easily add five to ten cubic yards to your total.

Consider sizing up if you have: Storage shelving units, power tools, bulk hardware, large recreational equipment.

What to Do If You Are Not Sure

The most common mistake in house cleanouts is undersizing. People estimate conservatively, fill the dumpster faster than expected, and then face a decision: stop mid-project, overfill (which creates safety and pickup issues), or call for a swap.

Gregory offers swap-outs — we deliver an empty container and haul away the full one the same day. It is available if you need it, but planning avoids the disruption.

Our general advice: If you are between sizes, go up. The cost difference between a 20 and a 25-yard container is modest. The cost of a second delivery, additional rental days, or a swap-out adds up faster.
